That date is April 15.

Don’t file early, either
Some investors like to file their returns as soon as the W-2s arrive. If your exchange is still open, hold off.
Your exchange gets reported on Form 8824 for the year you sold. If you file before your replacement property closes, you’ll likely end up amending your return to report it. File the extension, finish the exchange, then file a complete, single return.
The holidays are coming, too
One more thing about fall sales: Your 45-day identification window can run straight through Thanksgiving and Christmas.
Close on Nov. 6, and your identification deadline is Dec. 21. That’s right when lenders, brokers and sponsors are slowing down for the holidays.
If you’re considering a Delaware Statutory Trust (DST) as replacement property, start looking now. Popular offerings can sell out quickly, and you’ll want backup options locked in before your identification list is due.
