Press Release – Provident 1031 Offers Accredited Investors Delaware Statutory Trust Properties For 1031 Exchange

Press Release - Provident 1031 Offers Accredited Investors DST Properties

Smart land and commercial property sellers across the US know how to defer tax when selling property using a 1031 Exchange, and today investors have more options than ever before which can now include a (DST) or Delaware Statutory Trust.  A DST is a unique investment opportunity where an investor can invest in partial ownership in large institutional grade commercial properties and earn monthly tax favored cash flow without the headaches of managing the property. Additionally, investors receive the benefits of differing taxes by using a 1031 Exchange and can preserve the widely favored step up in basis at death. Surprising many CPA’s and real estate investors, DST’s now qualify as “like kind” properties according to third party Qualified Intermediaries or QI’s who act as escrow agents and facilitators for these exchanges. This watershed alignment of circumstances can offer life changing benefits to owners of real estate who are aging and no longer want to manage/own properties.

Provident 1031’s website helps commercial property sellers of multifamily, hotels, retail spaces, raw land, rental homes or industrial complexes to identify Delaware Statutory Trust (DST) properties and use in tandem the 1031 Exchange which has been part of the tax code since the 1920’s. Doing so allows sellers of property to save/defer taxes, protect their step up in basis, generate monthly income, and gain freedom from tenants, loans, personal liability, cash calls and most of the general headaches and risks that go along with investment properties. Daniel Goodwin the founder of Provident 1031 is quick to point out however that DST’s are not risk free and all investors must be accredited and read and understand the accompanying Private Placement Memorandum for any property being considered for investment.  Goodwin and Provident also works with Qualified Opportunity Zone properties or QOZ’s as part of the 2017 Tax Cut and Jobs Act. QOZ’s can offer investors today significant tax savings from cap gains associated with the sale of a business, real estate, securities or closely held businesses.

DST properties might include very high end multi family developments, medical buildings, hotels, distribution warehouses, storage facilities, retail, student housing and senior living properties. All properties are stabilized, cash flowing, professionally managed and fully operational.

“Every investor should know how a DST can be used with a 1031 exchange to solve for substantial tax savings, income streams, and freedom from managing property”, says Daniel Goodwin, President of Provident1031,  a division of Provident Wealth Advisors LLC. “A DST for many investors can be an ideal opportunity to receive tax favored real estate income, save cap gains taxes, and also freedom from managing property”.

Daniel Goodwin the founder of Provident 1031 grew up in a small Texas town and watched his dad struggle with the ups and downs that come with being an entrepreneur.
